The City of Waco and Waco Independent School District (Waco ISD) have announced a joint meeting to consider a landmark agreement regarding the former Indian Springs Middle School property. The meeting will take place on Tuesday, October 7, 2025, at 6:00 pm in the Bosque Theater at the Waco Convention Center.

Under the proposed purchase and sale agreement, the City of Waco would purchase approximately 22.8 acres of property located at 500 N. University Parks Drive and 324 Jefferson Ave for $32.2 million.

A Strategic Roadmap for the heart of Waco's downtown has been adopted by Waco City Council to guide development plans for over 100 acres. Hunt's initial planning and design team members include Overland Partners, Gensler, Elizabeth Fauerso, Phil Myrick, Walker Partners, and Petty & Associates, who all have extensive experience in similar master development projects in Texas.

On October 13, 2023, Waco City Council issued the Waco Master Developer Request for Qualifications (RFQ) seeking to engage a single developer team for a comprehensive 60-acre downtown project, highlighting the area's prime location and development potential. The RFQ strategically markets the opportunity by providing extensive resources and allowing developers eight weeks to prepare detailed Statements of Qualification. Proposals will be evaluated by a multidisciplinary leadership team, with finalist interviews and City Council presentations scheduled for early January 2024.
