
Project Overview:
The Waco Downtown Redevelopment Project is a multi-phase, 12–20 year initiative to transform over 100 acres along the Brazos River into a vibrant, walkable urban core. The plan includes new civic infrastructure, parks, plazas, a ballpark, and a mix of residential, retail, office, and entertainment uses. Phase 1 centers on enabling infrastructure and the creation of Barron’s Branch Park, unlocking approximately 21 acres for private development.
Barron’s Branch District – Opportunity:
Hunt, as Master Developer, is seeking qualified partners to propose on eight parcels, totaling ~8.5 acres, surrounding the new Barron’s Branch Park. The vision calls for up to one million GSF of transformational mixed-use development, including retail, multifamily housing, office, and structured parking, designed to complement the civic amenities and activate the district year-round.
